13. OCCUPANCY CLAUSE - MAXIMUM OCCUPANCY

This clause complies with NSW Residential Tenancies Act 2010 to prevent overcrowding and ensure safe living conditions.

⚠️ Maximum Occupancy Requirements

The property can accommodate a maximum number of occupants based on the number of bedrooms:

  • 1 Bedroom: Maximum 2 people
  • 2 Bedrooms: Maximum 4 people (2 per bedroom)
  • 3 Bedrooms: Maximum 6 people (2 per bedroom)
  • 4 Bedrooms: Maximum 8 people (2 per bedroom)

Note: Children under 12 years old may count as half occupancy at the landlord's discretion.

Acknowledgement of Occupancy Limits

  • The total number of occupants listed in this application complies with these limits
  • I/We understand that exceeding maximum occupancy may result in lease termination
